<p>In summer 2011, FCS Community Management CEO, Michael Johnson, and the St. George FCS Community Management office met with other key St. George industry professionals to organize the Southern Utah UCCAI Sub-Chapter. The fruition of their efforts to date were evident as the Southern Utah Sub-Chapter had great success with its first event which was held last Thursday, February 16.</p>
<p>The event took place at the Lexington Hotel with 124 board member attendees. Attendees and sponsors discussed such topics as current bills in Utah legislation, pest control, landscaping, water conservation, and more.</p>
<p>A special thanks is owed to the keynote speakers that helped make this event a success: Lamond Woods of Sentry West Insurance, John Richards of Richards, Kimble &amp; Winn, and Bruce Jenkins of Vial &amp; Fotheringham. The next Southern Utah UCCAI event will take place on April 5.</p>
<p>With more than 31,000 members dedicated to building better communities, CAI works in partnership with 59 domestic chapters, a chapter in South Africa and housing leaders in a number of other countries, including Australia, Canada, the United Arab Emirates and the United Kingdom. CAI’s mission is to inspire professionalism, effective leadership and responsible citizenship &#8211; ideals reflected in communities that are preferred places to call home.</p>
<p>The Utah Chapter of Community Associations Institute (UCCAI) serves the educational, business, and networking needs of Community Associations in the state of Utah. Members include condominium, townhome, and single family home Owners Associations as well as those individuals and companies who provide services and products to those associations. The Utah Chapter has approximately 200 members.  The Chapter and its members represent and are advocates for the approximately 3,500 Associations and the over 350,000 Association Households in the state of Utah.</p>

			<content:encoded><![CDATA[<div class="mceTemp">FCS Community Management and their inhouse foundation, FCS Gives, partnered up again with United Way to sponsor children for their annual Sub for Santa event. The United Way of Utah County’s Sub for Santa Program helps provide Christmas gifts to children from families falling on hard times. The program also provides a workshop for parents to learn budgeting resources and no-cost holiday traditions.</div>
<p>FCS Employees raised money throughout the year and by December 12, they had raised over $2,800! The money raised was almost 100% from employee contributions. When all was said and done, FCS raised enough funds to sponsor 28 kids in eight different families!</p>
<p>On Tuesday, December 13, FCS employees shopped in teams for their Sub for Santa Kids. Each team spent two hours shopping at such places as Wal-Mart, JC Penny, Old Navy, and Barnes and Noble. Employees purchased 2 items of clothing, 2 toys, and 1 book for each child. FCS Chief Morale Officer Carly Walker said, &#8220;It was a lot of fun shopping for each child &#8211; trying to imagine what styles and types of items they would enjoy!&#8221;</p>
<p>On Friday, December 16, FCS employees again went out in teams to deliver gifts and giftwrapping sets to each family. The parents were overjoyed at the generosity shown by FCS employees. Many families presented handmade cards, pictures and letters of sincere gratitude. One single mother wrote “Words cannot express how thankful I am. My kids will be so happy to wake up Christmas Morning and find what you have helped provide.” A young boy wrote in his letter “Thank you so much for doing this for our family even though we don’t know who you are. We all appreciate what you are doing!”</p>

			<content:encoded><![CDATA[<p>Christmas Tree disposal rules vary from city to city. Below is a list of various city&#8217;s Christmas Tree recycling services:</p>
<p><strong>Bountiful</strong></p>
<p>Christmas tree pickup will be done during the week of January 9<sup>th</sup> – 13<sup>th</sup></p>
<p><strong>Cedar Hills</strong></p>
<p>During the first week of January, the City provides 30-yard dumpsters <strong>for Christmas trees ONLY</strong> at various locations. If the dumpster is full, please take the trees to an alternate location. Please ensure that all lights, garland, tinsel, stands, spikes, plastic, and any other type of attachments be removed from the trees. Flocked trees must not be taken to any of these locations as they are NOT recyclable. <strong>No other waste, garbage, or commercial dumping is acceptable in the bins. </strong>Mixed loads of trees and garbage cannot be recycled and are taken to the dump, which significantly increases the cost to the City. Residents are responsible to get the trees to the designated dumpsters, as curbside pickup is not available. <a href="http://www.cedarhills.org/departments/sanitation/index.shtml"><br />

<p><strong>Draper</strong></p>
<p>Christmas tree recycling drop-off will be at the Draper City Public Works Facility (72 E. Sivogah Court – 14525 S.) until Saturday, January 14th. Please no flocked trees or ornaments. Call 801-576-6517 for directions if needed.</p>
<p><strong>Kaysville</strong></p>
<p>Begins Thursday, January 12</p>
<p>If you want your natural Christmas tree picked up, leave it on the curb by 6:00 a.m. January 12.  Trees taller than 8&#8242; need to be cut in half.  If it snows before your tree is picked up, please unbury it so that it can be seen.  Remember to remove tree stands.</p>

<p>You can drop off your Christmas tree at either Compost Facility.  You can also check your local utilities for possible pick up in your area.</p>

Spanish Fork: 1550 N. 1100 E., Spanish Fork</p>
<p><strong>Park City</strong></p>
<p>Christmas trees can be dropped off between December 26 and January 13 at the following locations:</p>
<p>Park City: “North 40” Sports Field (access road off of Kearns Blvd. to the right of the School District office)</p>
<p>Jeremy Ranch: Parking lot opposite the Jeremy Store</p>
<p>Silver Summit: Bell’s Sinclair</p>
<p>Christmas trees and other yard waste can be recycled any time at Summit County’s Three Mile Canyon landfill on Rte. 32.</p>
<p><strong>Pleasant Grove</strong></p>
<p>We will be picking up Christmas trees in the Pleasant Grove area from Monday January 16th to Friday January 20th. Please have your Christmas tree (without any decorations or tinsel) out on the curb before 7:00 a.m. on January 16th and we will be around sometime that week to pick up your tree. If you have any question please contact Allied Waste at 801-785-5935.</p>
<p><strong>Provo</strong></p>
<p>Provo City will pick up Christmas trees between Jan. 2-Feb. 2. The trees must be outside on the curb to be picked up.</p>
<p><strong>Salt Lake City</strong></p>
<p>Containerized Collection: Residents are encouraged to use the yard waste container to dispose of their Christmas tree.</p>
<p>Curbside Collection: Christmas trees will also be collected from the curb for two weeks beginning January 9th. Remove lights and other decorations before placing the tree in your yard waste container or at the curb.</p>
<p>The city&#8217;s Yard Waste Program is now provided <strong>YEAR ROUND </strong>to divert compostable yard and vegetative (fruit and vegetable) waste from the city&#8217;s landfill.</p>
<p><strong>Sandy</strong></p>
<p>The city will have large dumpsters placed at the following locations throughout Sandy from Monday December 26, 2011 until Monday morning January 9, 2012 for the collection of Christmas Trees only:</p>
<ul>
<li>Storm Mountain Park 11400 South 1000 East</li>
<li>Bell Canyon Park 11400 South 1700 East</li>
<li>Flat Iron Mesa Park 8600 South 1700 East<br />
(Lower west parking lot) </li>

<p>In addition, trees can also be taken to the Parks and Cemetery Shop located at 9120 South 700 East from December 26 through January 9.</p>
<p><strong>South Jordan</strong></p>
<p>Christmas trees will not be picked up curbside this year.</p>
<p>Trees without decorations or lights, will be accepted for free at:</p>
<p>10960 S. Park Road (1800 W)</p>
<p>December 27th &#8211; January 8th</p>
<p>If you require a pick up at your home you may call the City at (801) 253-5230 to schedule a Special Garbage Pick-up for $10.00.</p>
<p><strong>Unincorporated areas of Salt Lake County, the Cities of Holladay, Taylorsville,  Herriman, Cottonwood Heights and part of Murray City</strong><strong>   </strong></p>
<p>Christmas trees will be collected at curbside beginning Monday, January 2 and continue until January 31, 2012.  Trees need to be bare!  Please remove all ornaments, tinsel, lights and tree stands before placing trees at the curb. Trees <strong><span style="text-decoration: underline;">MUST</span> </strong>be placed on the curb, not in the street and <strong><span style="text-decoration: underline;">DO NOT</span></strong> place trees inside your trash can. </p>
<p>Your tree may be picked up on any of your regular scheduled collection days during the month of January.  The trees will be taken to the landfill for use in the composting program.  This service is provided to residents at NO additional cost.</p>
<p><strong>West Jordan</strong></p>
<p><span style="text-decoration: underline;">Curbside</span><br />
West Jordan residents can place their Christmas trees at curbside Dec. 26-Jan. 6. Simply place your tree at your curb for pickup on your normal trash collection day.</p>

			<content:encoded><![CDATA[<div><strong>In response to </strong><a href="http://le.utah.gov/~2011/bills/hbillenr/hb0104.htm"><strong>House Bill 104</strong></a><strong>, FCS Community Management has registered each client as required by the legislation passed during the 2011 session. All HOAs who have not registered with the Department of Commerce by July 1, 2011 risk not being able to enforce its liens against delinquent homeowners until such time as they become registered. <em>This is completely separate from registering as a nonprofit corporation with the Division of Corporations.</em> Now all HOAs will need to do both.</strong></div>
<div><strong> </strong></div>
<div><strong>According to attorney Curtis Kimball (</strong><a href="http://www.rkw-law.com/"><strong>Richards, Kimball &amp; Winn</strong></a><strong>), &#8220;this is a huge (and ridiculously harsh) consequence, obviously. So, it is imperative that HOAs register and keep their info current with the state, or they will lose their lien rights when attempting to collect past-due assessments.&#8221;</strong></div>
<div><strong> </strong></div>

<div><strong> </strong></div>
<div><strong>Along with a registration fee not to exceed $37.00, each HOA has to provide the following to the state and keep it updated whenever the information changes (updates cost $10/each and must be completed within 90 days of the change):</strong></div>
<ul>
<li><strong>The name and address of the homeowner association </strong></li>
<li><strong>The name, address, and telephone number and, if applicable, email address of the president of the association </strong></li>
<li><strong>The name and address of each management committee member and contact information for the manager, if applicable </strong></li>
<li><strong>The name, address, telephone number, and, if the contact wishes to use email or fax for communicating information, the email address or fax number of a primary contact person who has the lien payoff information a closing agent needs in connection with the closing of the sale or refinance of a lot/unit</strong></li>
</ul>
<p><strong>It is crucial that you register using the exact same name as the corporate entity of the HOA, as it is stated in the HOAs Articles of Incorporation and as it is registered with the Division of Corporations &amp; Commercial Code. For example, if an HOA is a non-profit corporation with the name &#8220;Ashdown Homeowners Association,&#8221; do not register the association in the HOA registry as &#8220;Ash Down Homeowners Association.&#8221; This is very important because a search on the HOA Registry for Ash Down will not bring up Ashdown.</strong></p>

			<content:encoded><![CDATA[<p><a href="http://www.hoaliving.com/biography/#sarah">Sarah Crawford</a>, Senior Manager, is the new President of the <a href="http://uccai.com/outside_home.asp">Utah Chapter of Community Associations Institute </a>(UCCAI).  She began her term August 1, 2011.</p>
<p>As President, Crawford will work with approximately 200 members of UCCAI.  The Chapter and its members represent and are advocates for the approximately 3,500 Associations and the over 350,000 Association Households in the state of Utah. </p>
<p>Crawford said, &#8220;I am excited to work with our new board and committee volunteers.  We have a great group of volunteers with great ideas to enhance our chapter.&#8221;</p>
<p>Former UCCAI President Dale Gifford said, &#8220;I think Sarah will do great. She has a lot of good ideas and will lead the Chapter well.&#8221;</p>
